Site Development From Clearing to Final Grade

Site development sets up everything that gets built afterward, so the grades, drainage and utilities have to be right before anything else goes in. At V&H Construction, we handle clearing and grubbing, grading and earthwork, site utilities, erosion control, paving and final grassing for public projects and private developments. We’re prequalified with FDOT for grading, drainage and flexible paving, and we’re based in Lehigh Acres.

Call (239) 841-6400 or invite V&H to bid to talk through your site plan.

STA 1+00  ·  SCOPE

Define the Site Development Scope

Section A–A  /  site limits. Mark the parcel, the phases and what stays in place.

A site package can run from an untouched parcel to a finished building pad, or cover one phase of a larger development. Tell us where the site work starts and stops, and what the plans leave in place.

01

Clearing and grubbing

Removing trees, brush and roots inside the limits on the plans, with protected trees and areas marked before work starts.

02

Excavation, grading and earthwork

Excavation, cut, fill and compaction to the design grades, including building pads and drainage swales.

03

Site utilities

Storm, water and sewer lines inside the site, tied to the connection points on the utility sheets.

04

Erosion and sediment control

Silt fence, inlet protection and the other measures in the erosion control plan, kept in place until the ground is stable.

05

Paving and parking areas

Base, asphalt paving and curbing for drives and parking lots on private sites and public projects.

06

Grassing and sodding

Seed or sod on disturbed ground, swale slopes and right-of-way so the finished site holds together.

Each item follows the drawings and specifications for your project. Tell us which ones fall in our part of the package.

STA 2+00  ·  INTERFACES

Section B–B  ·  Adjoining work

Where Site Work Meets the Rest of the Job

Site development rarely stands alone. A new drive meets a public road, site drainage ties into a ditch or storm system, and utility services connect to mains in the right-of-way. Include the plan sheets for those connection points so it’s clear where our work ends and someone else’s begins.

Work in the public road is covered on our roadwork page, and water, sewer and directional drilling on underground utilities. For storm systems, see drainage.

Phasing, Permits and Site Access

Tell us how the site will be built out. Note whether the work happens in phases, which areas must stay open for existing tenants or traffic, and where equipment and stockpiles can go.

If the project has a stormwater or environmental permit, point out the conditions that affect the earthwork and include the erosion control plan. Give the bid due date separately from the expected start.

STA 4+00  ·  QUESTIONS

Site Development Questions

01 What does a site development contractor do? −

We prepare the ground for what’s being built: clearing, excavation, grading and earthwork, site utilities, drainage, erosion control and paving. The plans set the order and the limits, and we follow them from the first cleared area to final grassing.

02 Do you work on private developments as well as public projects? +

Yes. We take on site work for developers and general contractors on commercial developments and subdivisions, as well as public right-of-way projects. Tell us who is issuing the bid package and which phases it covers.

03 What affects the cost of site work? +

The amount of clearing, the cut and fill needed to reach design grades, soil conditions, utility runs, paving areas and phasing all shape the price. A geotechnical report and complete grading plans let us give you a project-specific number.

04 Can site development be bid together with roadwork or utilities? +

Yes. Many packages combine site work with a turn lane, a utility extension or off-site drainage. List each portion in the invitation so we can price the work you want from us.

05 How long does site development take? +

It depends on the size of the site, the phasing in the plans and the weather. Earthwork in our summer rainy season runs differently than in the dry months, so share the schedule from the project documents with your invitation.

Appendix · Site work terms

Terms on a Site Plan

Four items you’ll find on most site development sheets, in plain terms.

Term 01

Grubbing

Removing stumps and roots after clearing so the ground can be graded and compacted.

Term 02

Cut and fill

Moving soil from high areas to low areas to reach design grades. The earthwork quantities show how much moves.

Term 03

Building pad

The graded, compacted area a structure sits on. Its elevation and compaction requirements come from the plans and the geotechnical report.

Term 04

Swale

A shallow, grassed channel shaped during grading to carry stormwater or hold it while it soaks in.
